Online Payments

You can now access the NEW Lake Mohawk Online Payment System by logging into the secure MEMBER’S PAGE. This payment service uses the same process as those paying monthly annual dues utilizing our ACH system. This service is at no cost for the members to use and will allow you to remotely make all payments made to the Association (i.e. Watercraft Stickers, Docking, Boat Storage and even Annual Dues). If you have not already set up your access to the member’s Page, here is just one more reason you should. You can also call in a guest, read newsletters and receive text alerts by registering. You can access the members Page utilizing the link below or typing in www.lake-mohawk.net. We also can take credit card payments at the office or by phone. You are responsible for the 3% service charge when paying by credit card.

Emergency Info

Lake Mohawk Warning Siren

Did you know, Lake Mohawk has a warning siren (located next to the Clubhouse) that is set off during emergency situations? Most often, they are set off when a tornado has been spotted in the area. Remember that the outdoor warning sirens are designed to be heard outside. The National Weather Bureau still recommends that weather alert radios be used inside structures. What should you do when you hear the tornado sirens? If you are outside, go to a pre-designated shelter area such as a safe room, basement, storm cellar, or the lowest building level. If there is no basement, go to the center of an interior room on the lowest level (closet, interior hallway) away from corners, windows, doors, and outside walls. Put as many walls as possible between you and the outside. Do not open windows. Once you are inside and safe, turn on a TV, radio or NOAA weather alert radio to be informed of the storm location, path and the duration of the warning. There is no all-clear signal, once the warning has expired it is safe to leave your shelter location. Be aware, however, that the situation can change so be prepared in case another warning is issued. It is strongly recommended that every residence, business and school use a weather alert radio with battery back-up. Weather alert radios automatically activate to warn and inform you whenever a warning is issued. Recently an upgrade was completed which allows remote activation by the Great Trail Fire District. A full (3 minute) siren test will occur the first Saturday of each month between noon-1:00pm (barring inclement weather at the time of the test). Established in 1963 by the American Realty Service Corporation, Lake Mohawk is a 507 acre, man-made, spring-fed lake.  It is a private gated community comprised of 1,728 acres of property. 

Several clubs exist within the community including the Water Ski & Wake Sports Club, Lake Life ClubSportsman Club, Civic Club, Golf Club, Pickleball Club, Art Club and many more. There are 3 beaches, tennis, pickleball, and volleyball courts and many activities available for all property owners to enjoy.


 

Clubhouse & Pavilion Rentals

LAKE MOHAWK PROPERTY OWNERS ASSOCIATION FACILITY RENTAL POLICY

   

FACILITY RENTAL INFORMATION

LMPOA facilities may be reserved as follows:

 

Clubhouse 

Main Beach Pavilion- Up to 4 sections 

West Beach Pavilion

 

CLUBHOUSE RENTAL

DEPOSIT AND RENTAL FEES:

  • $50.00 Deposit –  Due at time of reservation. Deposit is refundable if there is no damage and clean-up is completed.
  • $150.00 – Weekday Rental  -  Due at time of reservation. 
  • $200.00 – Weekend/Holiday -  Due at time of reservation.    

If damage occurs, LMPOA reserves the right to retain the deposit. If damages exceed the deposit amount, the Association Member will be held responsible for all repair/restoration costs.               

CONDITIONS OF RENTAL:

  1. Admittance of guests to the Lake for your function will be by:
  2. Providing a complete list of all guests to the Guardhouse or called in online at http://lake-mohawk.net. Guest List forms available in office or at the Guardhouse. Remember, you are responsible for the actions of your guests.
  3. A pass of your own design which the guest will turn in at guardhouse.  The pass must have your name and lot number on it.
  4. When you (the member), or a member of your immediate family can no longer be with your group (or party), ALL GUESTS MUST LEAVE ASSOCIATION PROPERTY.
  5. All excessive noise must cease at midnight.  A valid complaint of excessive noise at anytime could result in a Disturbing the Peace violation.
  6. Clubhouse MUST be cleaned as outlined below before you leave.
  7. Key may be picked up at the Guardhouse no sooner than 6:00AM on day of rental. ANY KEYS SIGNED OUT MUST BE RETURNED to the Guardhouse immediately following the end of your function.
  8. The use of staples, thumbtacks or nails to hang decorations is PROHIBITED.
  9. Lift all tables. Dragging tables will scratch the floor.

  11. Member renting the facility must be in good standing at the time of rental and on the date of the reservation or the reservation will be cancelled.

 

GENERAL CLEAN UP INSTRUCTIONS:           

  1. Put tables and chairs away.  PLEASE LIFT TABLES.  Do not scratch floor.
  2. Remove all decorations and trash from building. NO STAPLES, NAILS OR THUMBTACKS
  3. Clean all appliances used.                                      
  4. Clean kitchen sink and all countertops.                                         
  5. Sweep all floors.                                                                          
  6. Mop kitchen floor as needed.
  7. DO NOT USE WATER OR WET MOP ON THE WOOD FLOOR.   WIPE UP ANY SPILLS ON THE WOOD FLOOR AS SOON AS POSSIBLE.

I have read, understand and will comply with all of the above conditions.  I agree the LMPOA will not be held responsible for any and all damages to or injuries occurring on Association property.  I agree to be held responsible for any and all damages to Association property or injuries occurring on Association property. All Association Rules, Regulations and Guidelines will be followed. I am aware that if the clubhouse is not cleaned as outlined or if all conditions of this rental agreement are not followed, forfeiture of my deposit will result.

 

 

PAVILION RENTAL

 

The Fees for use of the facilities are as follows and must be paid at the time of reservation:

  • Sections A (Main Beach Pavilion) $75.00
  • Sections B, C and D (Main Beach Pavilion)  - $35.00
  • The West Beach Pavilion   - $100.00

 

The Following Rules Apply:

LMPOA Real Estate Info:

Realtors and Private Sellers: Please advise prospective buyers that an orientation must be scheduled well in advance of closing.  For more information, call the Lake Mohawk Office at 330-863-1031. 

Selling at Dues Time: If your property is in the process of being sold at dues time, please supply the office with a copy of the purchase agreement on or before April 1.  Also, closing of the property must take occur on or before May 1st.  This means the deed must be in the purchasers name and recorded at the Carroll County recorders office on or before May 1st.  Otherwise, you will be required to pay full dues.

Deed Changes: Please be aware any time you make changes to your recorded deed, the office needs to have a copy to place in your file and make necessary changes to our records. If you add a person to you deed who is not presently a property owner and you are not married to them, the added person must become a member, have an orientation and pay dues. If you are taking a person off your deed, such as in the case of a divorce, a copy of your divorce decree is required along with a copy of the changed, recorded deed. If you are divorced and do not remove the other person from the deed, then you are both still considered property owners and must pay dues. Please check with the office before considering making any changes to avoid having any future problems. 

Land Use Notification:  Many of our members have used or maintained adjoining Association common owned property for various reasons (i.e. storage, parking, etc.). This use, although not fully enforced as a violation, does not grant any ownership rights to the property. Any and all common property of this Association will remain the owned property of the members/owners of Lake Mohawk Property Owners Association regardless of use past, present and future. Only by legal sale approved by the Lake Mohawk Board of Directors can ownership of any common property convey. Additionally, any items placed on the common property of the Association can be removed at any time unless written approval has been granted by the Board of Directors.
